My new invoices will now show an option for a maintenance agreement. In the description it shows a description of the service. Currently we will be doing yearly agreements. (Property Manager's- If you would like to sign up for 10 or more properties there will be an additional discount of $10 per property thereafter.)
Preventive maintenance is a key factor in longevity of equipment and efficiency. A dirty coil will cause the unit to run at least twice as much as it should which if you have a older system that has the R22 refrigerant in it, it is at least 10 years old and that system is more susceptible for failure. Even if you don't desire to repair something that is found in the field during the service at least you would have an idea of your system's condition which would allow you to start saving for the repair or replacement. Systems that go without maintenance for long periods of time will start to have a stronger decline of service life and in today's market you can expect to spend somewhere between $4800- $7,000 on a replacement system. (Property Manager's- Even if you don't desire to repair something that is found in the field during the service at least you would have an idea of every system that got the serviced and you could expect to spend money in certain properties that year which would help with budgeting and cut down on surprise repairs).
(Property Manager's- The more properties you have the higher the chance of a system replacement will be needed and if you could try to pre-plan for that by doing yearly maintenance it would be a lot easier on your pocketbook.
